Dates could still change. When we last checked, the Private Rented Sector Database Regulations 2026 appear on legislation.gov.uk as a draft approved by both Houses of Parliament but not yet made as a numbered statutory instrument. The separate commencement regulations that bring the registration duty into force were not found. Dates could still change.

What you need to know
When your region opens, you have about three months to register. Each region's deadline is the 14th day of the third month after it opens.
Note: The deadlines come from government guidance. The commencement regulations that make them legally binding had not been published when we last checked.

The government says the fee is £65 per property per year, paid each time you register or renew a property. During the rollout the fee will be pro-rated, so registering early does not cost you more.
Note: The regulations do not fix the amount; the database operator sets it, so it can change (for example with inflation). The exact pro-rated amounts have not been published.

Landlords in England with a property that is let on an assured or regulated tenancy, or that becomes occupied during the rollout. Empty properties do not need registering yet; later legislation will require registration before a property is advertised.
Note: Supported exempt accommodation is excluded. If you are unsure whether your letting counts, check the official guidance.

You must start and complete registration yourself. A letting agent can upload some information for you, but you stay responsible for it.

The register asks for your safety certificates and property details. Our checklist explains each one in plain English.
